What must an Illinois rental listing disclose about fees and utilities?
Quick answer
From January 1, 2027, an Illinois rental listing that shows the rent must disclose all non-optional fees clearly and conspicuously, in the listing itself or in an accompanying weblink. The listing or the lease disclosure must also say whether utilities are included in rent (765 ILCS 705/35(b)(1)-(2)). A listing is any ad or written notice that a unit is for lease and includes the rental price.

Does a listing without a price count?
The definition requires that the ad or notice includes the rental price (35(a)). The lease first-page rule in 35(b) still applies to every covered lease.
Can the fees be on a linked page?
Yes. The text allows the disclosure in the listing "or in an accompanying weblink at the time of the listing" (35(b)(1)). The link should be live when the listing goes up.
Do I have to show utility costs?
The Section requires saying whether utilities are included in rent (35(b)(2)). It does not require utility cost estimates.
