Importing into the United States

Do you sell in the US and buy your products from China?

Before your shipment leaves the factory, US customs already expects a set of papers: an invoice saying what is in the boxes and what you paid, a packing list, and a product code that decides how much duty you owe. Most first-time sellers learn this when the container is already sitting at the port, and every day it sits there costs money.

This pack is that paperwork laid out in order, with the blanks ready to fill in, plus a spreadsheet that shows what your goods really cost once duty and freight are counted.

  • What to have ready before the factory ships
  • Invoice and packing list, blanks already laid out
  • Worksheet to prepare the duty code for your product
  • Spreadsheet: real cost per unit once duty and shipping are in
  • A simple log to follow each shipment

We are not a customs broker and we do not file anything for you. A licensed broker signs off the entry.

Rhode Island homes over $1 million

Do you own a Rhode Island home worth over $1 million that is not where you live?

Rhode Island now taxes homes that are not the owner’s main residence: $2.50 for every $500 of assessed value above $1 million, for years starting 1 July 2026. You fall outside the tax if you lived in the house most of the year, or if it was rented out most of the year — but only if you can show it with dated records, and the state expects you to keep them for three years. The bill is split over four dates: 15 September, 15 December, 15 March and 15 June.

There is a second trap: when you sell a home assessed above $1 million, the closing waits on a state certificate saying nothing is owed. This kit is the day counter and the paper trail — what to write down, what to keep, and what to ask the state for before the closing date.

  • Payment calendar: 15 Sep, 15 Dec, 15 Mar, 15 Jun
  • Day-by-day tracker: days you used it, days it was rented
  • What proof to keep — leases, rent received, utility bills — and for how long
  • Steps to ask for the “nothing owed” certificate before a sale
  • Every point where the law and the state’s own rulebook say different things, flagged
  • Links to the state’s own forms — we do not copy them

Blank templates built from the public law. Not tax advice, and not a filled-in return.

Landlords and self-storage operators

Do you rent out homes, or run a self-storage place, in the United States?

States keep adding sentences your rental or storage agreement has to contain word for word: about keeping a home cool in summer heat, about what happens to a customer’s belongings, about what you may and may not charge. The wording comes from the law itself, so it is not something you get to phrase your own way, and it changes state by state.

These are those paragraphs, taken from the public law text, ready to drop into the agreement you already use.

  • Ready-made paragraphs for home rental agreements
  • Ready-made paragraphs for self-storage agreements
  • Which state each paragraph belongs to
  • Plain instructions for filling in the blanks

Blank templates from the public law. We do not write or review your contract.

Frequently asked questions

Is this legal advice?

No. These are blank templates and checklists built from public sources. Nothing here is advice about your particular house, shipment or contract, and buying a file does not make us your lawyer, accountant or broker. For your own case, ask a licensed professional.

What exactly do I receive?

Digital files only. A download page opens right after payment, with a PDF plus an editable spreadsheet or document. Nothing is shipped to you.

Can I get a refund?

Because products are instant digital downloads, all sales are final once the files have been delivered. If a file is corrupted or you were charged twice, email us and we'll make it right.

Are the statutory templates up to date for my state?

Every template is written from the public text of the law and lists the section it came from, so you can open the state's own site and check it. Laws change, and where a state's rulebook words something differently from the law itself, we say so in the file instead of picking a side for you.

Will you fill the documents out for me?

No — we don't offer case-specific document preparation, filing services, or customs brokerage. Everything we sell is self-service.
