What is the master schedule of rates for NYC self-storage?
Quick answer
The master schedule of rates lists the occupancy fee for each class of unit and every other charge, including late and penalty fees, with a description, whether it is mandatory or optional, and its dollar amount. From November 1, 2026, NYC operators must post it on their website. Each customer separately gets a schedule of rates for their unit.

Do promotions have to be on the master schedule?
No. DCWP removed the requirement that promotions be included in the schedule of rates or master schedule of rates; the master schedule shows public rates for all classes of units and other charges.
Who gets the master schedule?
It is posted on your website (2-494(c)). DCWP said it is also the version provided to the Department. The individual schedule of rates goes to the person renting the unit before the occupancy agreement.
When is the first average-increase posting?
The rule requires posting by February 1 each year with data for the prior two calendar years, beginning with the period January 1, 2026 to December 31, 2027 (2-494(i)), calculated in the way DCWP prescribes on its website.
