From 1 October 2026, California gives the buyer three days to cancel that sale. You have to hand them a separate notice with that right (not buried in the contract), put a large-print sign in every room where deals are written, and put a short warning on the first page of the contract. There are also rules on extras and on how you show the total price. A miss on any of that can unwind the deal.
