What are the best self-storage compliance kits for 2027?

Last updated November 1, 2026 · Last verified November 1, 2026 against the official sources linked below · General information, not legal advice

Quick answer

For a New York City facility, you need templates for the DCWP rules in force since November 1, 2026: a signed schedule of rates, a website master schedule of rates, 60-day fee-increase notices, billing-statement wording and a records log. For Maryland, you need the July 1, 2026 nonrenewal notice, the notice of intent to dispose and the bold rental-agreement statement. Below we compare our two kits with the free official sources, so you can decide whether to pay at all. We make the kits listed.

Best for New York City operators: NYC self-storage rate and notice kit

Since November 1, 2026, NYC operators must give each customer an itemized schedule of rates signed before the occupancy agreement, post a master schedule of rates on their website, give at least 60 days' notice before raising an occupancy fee or adding a charge, put set nonpayment wording on bills and agreements, certify cleanliness monthly and keep electronic records for three years with a log. A DCWP license has been required since August 25, 2026. Most violations cost $750 for a first offense (6 RCNY 6-90).

The NYC self-storage rate and notice kit turns those duties into fill-in templates. Start with the free guides if you only need the rules:

Best for Maryland operators: Maryland self-storage nonrenewal kit

Since July 1, 2026, a Maryland operator that will not renew a rental must say so in bold in the rental agreement, send written notice in person, by email or by verified mail, give at least 30 days and until the term ends to empty the unit, and send a notice of intent to dispose at least 10 days before disposing of what is left. An emailed notice with no reply or delivery confirmation within 5 days needs a second notice by verified mail (Com. Law 18-502).

The Maryland self-storage nonrenewal kit has those notices and a clock spreadsheet. Free guides:

How to choose

Pick by location first: the NYC kit does not cover Maryland law, and the reverse. If you are comfortable drafting from the rule text, the free checklists and official sources are enough. If you run several facilities or want ready-to-fill notices and a records log, a kit saves time. Neither kit replaces a lawyer for disputes, lien sales or unusual agreements; see Do I need a lawyer, or is a compliance kit enough?

Run a NYC facility? The NYC self-storage rate and notice kit gives you the schedule of rates, 60-day notice, billing warning and termination templates, plus a records log. One-time payment of $49, instant download.

What else do people ask?

Do I need a paid kit to comply?

No. Every rule is in public, free official sources: the DCWP Notice of Adoption and FAQ for NYC, and Md. Code, Commercial Law 18-501 to 18-504 for Maryland. A kit saves drafting time; it does not add legal protection. Our free checklists cover the same steps.

Are these kits legal advice?

No. They are generic, self-service templates and checklists drafted from public law. We are not a law firm. For a specific question about your facility, ask a licensed attorney in your state.

Do the NYC rules apply in 2027?

Yes. The DCWP rules in 6 RCNY 2-491 to 2-497 have applied since November 1, 2026 and continue in 2027. The two-year average price-increase posting starts February 1, 2028 (2-494(i)).

Is the Maryland kit a lien-sale kit?

No. It covers the July 1, 2026 nonrenewal rules in Com. Law 18-502 and the bold statement in 18-503(b). Lien sales for unpaid rent follow 18-504; see our free lien-sale guide.

Who sells these kits?
