What must a NYC self-storage bill say about nonpayment?

Last updated October 28, 2026 · Last verified October 28, 2026 against the official sources linked below · General information, not legal advice

Quick answer

From November 1, 2026, every NYC self-storage billing statement must say that if the occupancy fee or other charges are not paid by a stated date, the operator may deny access and, after notice, sell the property to recoup unpaid charges. Lien-sale notices must also go by text message when the tenant opted in.

Does a text replace the mailed lien notice?

No. DCWP says text notices do not replace the other methods of notice required by Lien Law 182(7); they are in addition to them.

Do new agreements need a text opt-in?

DCWP says that for agreements entered into after November 1, 2026, operators should make the text-notice election available in the occupancy agreement.

Is the agreement warning the same as the bill warning?

Close but not identical. The agreement carries a bold notice with no date (2-494(b)(5)(v)); the bill warning includes the payment date (2-494(f)). See our occupancy agreement guide.
